GLOBAL INDUSTRIAL PARK

LOCATION

In just its first 24 months, this Airport Industrial Park named "AeroPark" has attracted Fortune 500 companies Delphi Packard and Timken-LaTrobe. Nearly one million square feet is now occupied at AeroPark which represents just a fraction of the development potential in this area. The Youngstown-Warren Regional Airport is strategically located in the United States and is a designated Foreign Trade Zone #181. Located halfway between New York and Chicago, about 65 percent of all U.S. manufacturing plants are located within 500 miles (805 kilometers), including 60 percent of all retail sales and 44 percent of the total U.S. population. In addition, Youngstown-Warren Regional Airport is only 75 miles (120 kilometers) from Cleveland, Pittsburgh, and Akron, in the heart of the Pennsylvania-Ohio industrial megalopolis. Within this small area there are over 7 million people, 11,700 manufacturing plants, and 12,900 distribution centers (more than Dallas, Detroit, Houston, Miami, or Philadelphia). There are also twenty Fortune 500 world headquarters in this 75-mile (120 kilometer) area surrounding Youngstown-Warren Regional Airport.

The airport is home to three different business parks available for any type of new domestic and international business. All three parks are adjacent to the airport with a highway interchange that provides fast connections to major U.S. highway interstates 80 and 76.
The airport is capable of accommodating any size industrial park development.

AVAILABILITY
Following is a brief description of each available site:

Global Business Park One (Available)
This area is owned by the Regional Chamber of Commerce. There are approximately 75 acres (30 hectares) available for small to large developments. Excellent highway access is available from all sites.


Global Business Park Two
(Available)
This area is owned by the Western Reserve Port Authority. It is approximately 50 acres (20 hectares) and just one-quarter mile (.4 kilometers) from a new highway interchange. Parcel sizes are flexible and can accommodate anything from 5 acres up to about 40 acres in size.

Global Business Park Three (Available)
This property is owned by Davis International Properties and is 92 acres (36.8 hectares). This property does have a large facility and office building presently available for occupancy. The building is approximately 200,000 square feet (18,580 square meters) in size and has a 200,000 square feet (18,580 square meter) concrete aircraft parking apron connecting to the airport's airfield. The building was originally constructed for an aircraft assembly operation. It is in impeccable condition and is available for any air cargo, aircraft assembly/maintenance operation, and other manufacturing, warehousing, assembly, distribution, or logistics-type business.
